The tower is conceived as a singular vertical form, defined by a subtle shift in massing. This creates a distinct edge — a sharp break in the façade that enhances the silhouette and introduces movement within a unified volume.

Rather than creating a void, the shift generates architectural tension — a deliberate contrast that strengthens the tower’s identity on the Jeddah skyline. It maintains structural continuity while offering varied floorplates and expanded view orientations.

Inspired by the layered geology of the Hijaz Mountains, the move reflects natural formations where edges and ridges define massive forms. At the base, a unified plinth anchors the tower and integrates entry, public realm, and shared functions.

Design by analysis

The tower has been oriented with its shortest side facing south to minimize solar heat loads on the most exposed façade. In addition, the stepped massing at the glazed core creates self-shading, reducing heat gain along the corridor areas while simultaneously enhancing comfort. This strategy not only improves the building’s thermal performance but also ensures that the lobby and core spaces maintain open views towards the sea, combining environmental efficiency with spatial quality.

By setting back the towers and using the retail plinth as an acoustic barrier, traffic noise from the busy road is significantly reduced, enhancing comfort for the hotel, residences, and office tower. While select façade areas may require additional acoustic treatment, this massing approach already provides strong mitigation.
